We present a contemporary house located in the prestigious Mas Nou urbanization in Platja d'Aro, at the edge of the protected PEIN area, a natural environment with exceptional views of the sea and mountains, offering great privacy, just 5 minutes from Platja d'Aro, the heart of the Costa Brava.
This project has been designed to take a step forward in landscape integration and energy efficiency, demonstrating that a luxury home can be sustainable. The privileged location of the plot has been key, situated at the boundary of the green zone, next to a small mountain that protects us from the Tramontana, the famous northern wind of the Costa Brava, and facing east, which allows us to enjoy a spectacular sunrise over the sea every morning. All the rooms in the house are oriented towards the sun and the sea views. Its design is quite compact and adapted to the terrain, which significantly reduces excavation work and minimizes the impact on the native vegetation.
The house, spread across two floors plus a basement, enjoys several terrace and garden areas and a pool with views. On the ground floor, the hall gives access to a spacious and bright living-dining room with views, an independent kitchen, and a guest toilet. On the first floor, the night zone features five en-suite bedrooms, each with access to a terrace.
It includes a large porch of more than 100 m² with several areas, a dining room with a barbecue next to the pool, providing excellent outdoor living. Additionally, it allows sunlight to enter the living room in winter, when the sun is lower, and protects from solar radiation in summer, which also helps reduce air conditioning energy consumption significantly.
The basement is dedicated to a garage with space for three cars, a laundry room, and a machine room. The entire facade will be finished with the "SATE" system, a highly efficient method in which we will install 12 cm of thermal insulation across the entire facade, without thermal bridges, and it will be finished with mineral mortar. The roof will be landscaped, with 12 cm of thermal insulation, in addition to the natural insulation from the earth layer, almost completely eliminating the visual impact of the building from the air.
90% of the water used will be recycled through a double sewage system, directing water from roofs, vehicle ramps, terraces, showers, and bidets to a tank, while the remainder will go through a treatment plant that filters and treats the water before reaching this tank to be reused for garden irrigation. Photovoltaic panels will be installed on the roof, providing green energy at 100% for at least 5 months a year and about 35% for the rest of the year, ensuring that the energy consumption is lower than that of an apartment. All appliances will be A+++, and faucets will feature low-consumption aerators.
The air conditioning system will consist of an aerothermal system remotely controlled via smartphone, with underfloor heating, a heat pump with hot and cold air, fully zoned to achieve maximum comfort and reduce consumption in less-used areas. The aluminum enclosures will have thermal breakage, laminated safety glass, gas chambers, and low-emissivity glass.
Regarding landscaping, we will try to preserve the native vegetation as much as possible, replanting what is necessary to create a Mediterranean garden with aromatic plants that require low water consumption and minimal maintenance.
